FAQ's
Q: I've been told by other agents that a discount realtor won't advertise my property?
A: This is a common misconception that full price agents like perpetuate. Simply refer to the checklist above and you'll see that we offer extensive advertsing and marketing. In fact, we often provide more marketing and service than our full price competitors
Q: Other real estate companies have stated: "Realtors are not going to show your house because the commission is not high enough"
A: Not only is this false, it is unethical. If you ever hear this statement you should beware. The truth is that a licensed real estate agent is obligated to show you properties regardless of his/her commission. As a licensed agent, the clients needs supercede the agents personal financial motivations. Think about it, how would you feel if you found the home of your dreams and your agent wouldn't show it to you because he/she wasnt getting paid enough? You'd fire him/her and find a reputable agent! Also, it is important to note that we pay any outside realtor more than 50% of the total commission.
Q. I've been told I will not get good service?
A. We can't speak for other offices, but with Manchester Realty you will receive the highest level of service. In addition to the services listed above in our checklist, our agents all live locally and are very familar with your market area. In fact, if your home is not within 10-20 minutes of our office, we won't take the listing. (Unless referred by previous client, family or friends)
Q: How much can I expect to save?
A: Typically, our clients save 1.1% to 2.6% compared to other real estate offices. While the percentages may seem small, the savings can be enormous. Using an average home value of $450,000, the savings can be $4950 - $11700.
Q: What towns will you consider listing & selling a home?
A: Our office only sells homes within 15-20 minutes of our office or an agents place of residents. Here is a list of towns we are currently accepting new listings: North Haledon, Wayne, Franklin Lakes, Wyckoff, Ridgewood, Hawthorne, Haledon, Oakland, Pompton Lakes, Pompton Plains, Fair lawn, Glen Rock, Midland Park
Q: Will my home be listed in MLS and other Premium Web Sites for maximum exposure?
A: Yes! Your home will be listed on MLS, REALTOR.com & approximately 10 other sites w/photos.
Q: Will Manchester Realty provide an Open House?
A: Yes, Open Houses are scheduled in advance and advertised.
Q: Will my home receive printed advertising?
A Yes, as noted in the checklist above, your home will be advertised in real estate publications and newspapers.
